Your home is one of your greatest investments and you must take care of it. Experts say, that your greatest resale value comes from remodeling kitchens and baths. Before you get started, there are a few things that you should think of.

1. Set a Budget! For some reason, home improvements always go higher than expected. So even after your budget to make your dream home, expect to pay more.

2. Decide whether you want to refinance your first mortgage, or obtain an equity line of credit. Don't bite off more than you can chew. You should always check with your financial advisor to see what makes the best sense for you.

3. Your next step is to determine if you want to "do-it-yourself" or hire a professional. Remember, many "do-it-yourselfers" are still trying to complete their projects. Otherwise, you can hire a professional contractor or if you are organized you can act as your own contractor for a remodel job.

4. If you decide to complete the work on your own, most importantly be sure you have the capability to complete the project. Always obtain permits, not doing so could put you in jeopardy, especially when you go to sell your home.

5. If you decide to have the work done professionally, be sure to check the credentials of your contractor. Ask to see work he has done in the area, and be sure to get references.. Another important tip is to be sure to get a firm time frame of project completion.

There are forums on the internet with a world of great advice from kitchen and bath remodeling to advice on appliances, decorating etc. Look for them and you will find a community full of great advice.
